Position Summary:
The Vice President / Chief Operating Officer (COO) will serve as a critical executive leader, reporting directly to the President & CEO. This individual will oversee all facets of real estate operations, property management, and corporate infrastructure. The ideal candidate is a seasoned real estate executive with proven experience managing substantial, high-density urban portfolios. You will be directly responsible for standardizing standard operating procedures (SOPs), driving financial performance, managing large cross-functional teams, and executing scaling strategies across a portfolio of roughly 100 buildings and 5,000 units.

Job DetailsEssential Duties & Responsibilities:
- Executive Portfolio Leadership: Provide strategic and operational oversight for a localized portfolio of approximately 100 buildings and 5,000 units, ensuring peak asset performance, regulatory compliance, and optimal occupancy.
- Operational Standardization & Scale: Author, refine, and enforce company policies, procedures, and Standard Operating Procedures (SOPs) to ensure consistent operational practices, efficiency, and organizational clarity.
- Financial & Asset Optimization: Drive revenue growth, oversee capital improvement projects, direct collections infrastructure, and monitor monthly/annual property financial reporting, budgeting, and CAM reconciliations.
- Team Leadership & Architecture: Recruit, mentor, and evaluate high-performing teams across property management, leasing, maintenance, and corporate administration to enhance coordination, accountability, and retention.
- Technology & Infrastructure Management: Oversee and optimize property management software ecosystem integrations (e.g., Yardi Voyager/Payscan, AppFolio, Rent Café, Blue Moon) to streamline workflows and improve data accuracy.
- Acquisition & Transition Oversight: Partner with the acquisitions team to manage the seamless onboarding and offboarding of newly acquired historical or value-add properties, minimizing transition timelines.
- Legal & Compliance Oversight: Ensure absolute compliance with evolving municipal, state, and federal rental housing laws, subsidy programs, and housing authority inspections; oversee legal coordination and high-level eviction management.
Qualifications & Experience
- Experience: Minimum of 8-10 years of progressive, senior-level leadership experience (Vice President, COO, or Director of Property Management) specifically within Real Estate Operations and Multifamily Property Management.
- Portfolio Volume: Proven track record of managing an executive-level portfolio footprint of at least 4,000+ units and 80+ distinct buildings/properties.
- Tech-Savvy Leadership: Deep expertise in industry-standard platforms, specifically Yardi Voyager, AppFolio, Rent Maximizer, RUBS, and Rent Café, with a track record of driving system migrations or upgrades.
- Licensing: Valid California Real Estate Salesperson or Broker License is highly preferred.
- Education: Bachelor's degree in Business Administration, Real Estate, Finance, or a related field; Master's degree or advanced industry designations (CPM, CAPS) a plus.
